CARLON BUILDING AUGUSTA W.A.
BEAUTIFUL INSIDE + OUT
The clients were clear that they wanted this modernisation project to reflect the coastal location; they didn’t want a Perth-style house transposed to this unique place.
The new elements respond to the harsh coastal conditions (for example, here is no exposed and uncoated steel to reduce corrosion risk), and lightweight construction methods tie in with the existing fibro aesthetic.
Upgrades to the original home – including new windows throughout, the removal of all asbestos cladding and roofing, and new landscaping – make it more comfortable and inviting all year round.
Located separately and accessed via its own entry, the Boat Shed is a two-storey addition that provides a private retreat above a garage and store room. The Boat Shed’s upper level bedroom and ensuite open to a generous balcony, taking in stunning views across Flinders Bay.
The expanded footprint works equally well for groups ranging in size from just two people to four separate families. Parts of the original home can be zoned off to create spaces that are cosy and intimate, or two living spaces can be used for larger gatherings.
Augusta enjoys moderate summers meaning there is no need for mechanical cooling, so the main climatic concerns revolved around capturing and retaining passive warmth in winter.
A new sheltered outdoor deck to the west provides protection from south-easterly winds, and a large deck to the north-east makes the most of morning sun and views to the ocean.
Now this updated family holiday home works well all-year-round and is adaptable and robust, thanks to its simple finishes and construction combined with highly considered spatial planning and orientation. The design maximises views, natural light and flexible use.
